With the never-ending demand for property in central areas such as Auckland and Hamilton there will continue to be an ever increasing trend of cost on materials and labour. This is especially the case when you are a homeowner that has recently decided to renovate or upgrade. Whether it’s a bathroom renovation, kitchen renovation or complete home extension What’s your first move? Like so many if you don’t know a builder personally you will most likely go online and Google for Auckland renovations or Hamilton renovations if you are located in those areas. You may already have plans or may need some. Most builders you contact may not be able to assist with services outside their own profession. For example if you intend to extend your property; you will need architects, engineers and other specialist trades to plan the extent and cost of the project. Most home owners don’t want to “manage” a dozen trades and most builders don’t want to be liable for what other trades do, so as a home owner you are caught in the middle! If you get the builder to organise these trades he will clip the ticket on every invoice and later when there is a problem the builder will most likely point you in the direction of the third party trade he recommended who is not really showing much interest in your problem. This is common problem in the renovation industry. When there is money to be made, everyone lines up but when there is problem the hot potato gets passed around and no one is interested. So what can you do...

If you are considering beginning your renovation, home extension, or other building project, you will be looking for who can do the work. This is the eternal question that all home owners face when starting their home building project. If you have not gone through this process before, how do you know where to begin? Selecting the right company can be the difference between a successful project and one that turns into a nightmare. So what should you look for? The first thing should really be to ask your friends and family for recommendations if they have used someone before. There is little that beats first hand experience, and a lot of business for most successful companies is driven through word of mouth. And a good recommendation from a trusted person can set you on the correct track when it comes to making such an important decision. Looking into the history of a company can also provide you with a good idea of what kind of experience you can expect to have with them. How long have they been around? How many projects have they been involved in and successfully completed? What do their previous customers think of their work? These are all crucial questions that you should have answers to before you select anyone. What you should also check is if they are registered in New Zealand. You can do this on the Companies Office website here. If they can be found here, this means that they are a legitimate New Zealand company and you will be covered by all applicable acts, policies and laws that apply. Prices will...

The biggest factor of all renovations projects is always the cost. Budget is often the biggest deciding factor in what can be done and how far the build will be taken. Careful planning and knowing what you are in for can help you to stick within budget and make sure you don’t over spend. Knowing your costs upfront is the key. A general rule is to not exceed 5% of the purchase price of the home with your budget for your renovation. We have broken down the average costs of renovation below: Kitchens The average size of a kitchen is 8 square meters, which on average costs between $12,000 and $16,000 to renovate. This budget should be enough to include a for an open plan design with rangehood, dishwasher and stone to be used for surfaces. Using expensive fixtures and fittings can increase the cost of renovation without increasing value of your home so be aware of your choices. Bathrooms The average size of a bathroom is 6 square meters, costing an average of $9,000 to $12,000 to renovate. Installing a frameless glass shower and laying floor to ceiling tiles is recommended as a fairly low cost solution and a good return on investment should you sell your home. Installing a double vanity is also a good idea if there is room for it. However, making expensive plumbing changes and things like replacing a combined bathtub is not recommended as it can greatly increase the cost. Other Renovation Costs Further renovation costs to consider including things like new flooring, the cost of a new bedroom or maybe even...
