Mission bay is an interesting suburb to buy a home as many properties are in desperate need of renovation. The trendy suburb has always been a desirable place to build and live. This client was eager to move into the suburb for its beaches and easy living, but the only affordable homes on the market were extremely dated. So, the client called Maintain To Profit City East. The team at Maintain To Profit is skilled at turning old unfashionable interiors into sleek modern spaces. The Bathroom The first room to get a major overhaul was the ensuite bathroom. Originally featuring a bath shower combo with an old mouldy curtain, ugly 70s tiling and an olive coloured toilet and sink. This all had to go, as time had rendered these out of fashion features faded and fallen apart. The shower bath combo was kept, by request of the client, but remodelled with marble and a glass door. The walls and floor were all replace with large clean white marble tiles also. No more dirty grout. We installed new lighting, illuminating the space is important for the bathroom. Before Photos, not great as the house was full. Full interior and exterior cosmetic renovation of 3 bedroom house in Pakuranga, completed by the Rodney team for one of our first ever renovation clients who only wanted to work with Mike and the team. The property has been inherited and retained as a rental and required a major over hall to bring it up to standard whilst keeping the costs as close to 10% of the properties value as possible. In the kitchen we removed the doors into the laundry and reinstated the opening to the hallway to open up the space and improve the flow from the front door to the rest of the property. All new quality cabinets with soft close runners & hinges, composite stone benchtops and tiles splashbacks to give a durable and modern finish. BEFORE AFTER The bathroom has been increased in size by moving the HWC outside and the layout improved by installing a large 1200 x 900 shower and moving the vanity away from below the window. BEFORE AFTER The rest of the interior has been fully repainted in a light neutral colour scheme and a durable plush cut pile carpet installed to complete the look. Outside we have washed and painted the exterior using a fresh white on the cladding and a contrasting dark grey on base boards and trims. We had the opportunity to renovate the full interior of this home. The owners wanted to create an open plan kitchen and living space. When we made our inspection, we could see how beneficial this would be to the space. Our inspection revealed that the wall in question was load bearing and therefore required council consent. Our architects drew up the drawings and applied for the consent and then our builders installed 4.5m Flitch beam to bare the of the rafters so that the space could be opened. We fully removed the wallpaper from the interior of the house and plastered and painted the walls throughout. There were some areas We removed the flooring throughout the home and supplied new carpets and vinyl. The owners opted to remove the fireplace and replace with a heat pump. The was an issue with dampness in the basement so we applied waterproofing to the floors and back walls to stop the damp coming in. By applying waterproofing to the basement it stops the issue of moisture ingress. It is fairly common to see homes with this issue when the basement has been dug into the ground. The waterproofing solution is the best way to protect the contents from damp. In some cases extra external drainage can also help. Throughout the home we installed PVC double glazing windows and doors for added insulation and a clean and modern look. We installed in wall insulation and ceiling insulation by pumping it in. The whole house was in need of a major makeover as it was outdated and needed some new paint. When we started working on the house, it was looking quite plain with the original interior dating back to when the house was first built. The bathroom tiles were definitely discolored, and the carpet was dirty. It was obvious that the house needed a total makeover. The good news is we were ready to get to work! We started with the bathroom and used marble look walls in the bathroom and kitchen. We installed dark wood floors to add color and life to the home.
